What is a Sage Home?

Sage Homes are shared ownership properties built by Countryside Homes. You can purchase a share of up to 75% and pay a monthly rent on the unsold share. This means you could benefit from a smaller-than-average deposit and a more affordable mortgage, making it easier to get on the ladder. How does Sage Homes shared ownership work?

With a Sage Homes property built by Countryside Homes, you purchase a share of your chosen property and pay a monthly rent on the part you don’t own. Shared ownership allows you to initially buy shares from 42.5% up to 75% depending on your affordability. Sage Homes will become your landlord, granting you a 990-year lease, and will charge you a rent of 2.75% on the share of the property that you don’t own, so you can live in your home as if you had bought it outright.

 

Who is eligible for shared ownership with Sage Homes housing?

To be eligible to buy a Sage Homes property, check if you meet the following criteria:

  • Your household income is less than £80,000 per year (£90,000 if you’re in London)
  • You have at least a 5% deposit
  • You’ve passed the Homes England affordability calculator and full financial assessment
  • You’re a first-time buyer or an existing homeowner who has sold subject to contract
  • The home is your principal home, and you do not own any other property

Shared ownership properties are not covered under the Consumer Code or NHQC (New Homes Quality Code). Sage Homes properties are covered byBuildmark Choice.

Sage Homes built by Countryside Homes is a shared ownership product brought to you by Sage Homes, available on selected new build homes only, subject to contract and eligibility criteria. The Sage Homes product is subject to individual mortgage lender qualification and affordability criteria as prescribed by Homes England. Purchasing a Sage Home is subject to you first obtaining approval from Sage before reserving a new home. Eligibility for the product may be withdrawn at any time prior to reservation. Sage may also require evidence of your financial ability to proceed with the purchase of a new home. Shares from 42.5% up to 75% of the new home are available. Prices advertised can represent up to a 50% share of the new home. Rent will be charged at 2.75% of the unacquired equity share and is reviewed annually in line with the year-on-year change to RPI in the preceding 12 months plus additional 0.5% and an annual fee of £195. The property will be sold on a shared ownership leasehold basis with a term of 990 years and a monthly management fee is also payable. You will be an assured tenant with Sage Homes as the landlord until such time you staircase to own 100% of the property.
