Multi-tenure homes

 

Welcome to our neighbourhood, where diversity thrives through the broad mix of homes we build, tailored to meet the many different needs of our customers and communities.

As our community grows, or customer needs evolve, we will offer a variety of home ownership models to meet those changing needs.

Throughout the lifecycle of a development the mix of home ownership models, sometimes called tenures, can change to reflect the needs of the community. This means some of your neighbours will own their homes outright or rent them from a private landlord.

Some will share ownership with a provider and others will live in homes which are classed as ‘affordable homes’ and these neighbours will either own a share of the property or rent them from the local housing associations.

These homes will be built as part of the planning consent for the development, where a number of new homes will be designated as section 106 affordable housing. These properties will remain as affordable housing and are not available for private sale.

Types of Tenure:

Private Sale:

100% of the property is owned by the purchaser.

  • These properties are sold by Countryside Homes to private buyers, for them to live in, or to rent privately to tenants.
  • There are a number of offers and incentives available to private buyers including Deposit Contribution, Home Exchange, Smooth Move, Mortgage Offer and more.

  • First Homes, these homes are available to own outright, but at significant discounts to first-time buyers with an already established connection to the local community.

Shared Ownership:

Ownership of the property is divided between the purchaser and a specialist partner. The share that a purchaser owns can vary between 10-75%.

  • The purchaser can buy a share of the property via standard purchasing methods, I.e. cash sale or mortgage and pays rent on the remaining share. These purchasers have an opportunity to increase the share they own over time to eventually own 100% of the home, this is often referred to as staircasing.
  • Shared ownership homes are available to purchasers through a partner that Countryside Homes work with. Shared Ownership makes it easier and more affordable to get onto or up the property ladder.

Affordable homes:

These homes form part of our Section 106 agreement which is part of our planning consent for the development.

  • We provide high quality affordable homes to either purchase a share of or rent through a local housing association. We work in collaboration with local housing authorities to help provide affordable homes for the local community.
  • These homes are not for sale via Countryside Homes and will be either part-sold for shared ownership or available to rent via the local housing association.
 

The mix of home ownership types on a single development can vary throughout the lifecycle of the development depending on factors such as the location, size, and nature of the development, as well as local housing needs and policies.

While our developments may not feature every type of home ownership, they always reflect the needs of a diverse local community.
