Countryside Partnerships, housing association Peabody and Transport for London’s (TfL) wholly owned commercial property company have completed the agreement to deliver 98 affordable homes on land next to Barkingside Underground Station in Ilford.
Located on land previously used as a builder’s yard and owned by TfL, the residential development is being brought forward as part of TfL’s property company’s wider programme which will see thousands of high-quality new homes, including affordable housing, built on its land across the capital. Known as Barkingside Yard, the scheme will deliver 98 new affordable homes through a mix of Shared Ownership and Social Rent. With construction set to complete in 2025, these new one-, two- and three-bedroom homes will be split across three distinct buildings which range up to five storeys in height.
Sustainability is embedded throughout the design, with the incorporation of air source heat pumps, green roofs, new allotments and communal gardens for residents. Together, this will help improve local biodiversity alongside much of the existing flora being retained and enhanced.
Sustainable transport measures are being prioritised at Barkingside Yard, which will be car-free for residents, except for Blue Badge parking spaces. Cycle storage spaces are being delivered and the development’s adjacent location to Barkingside Underground Station will provide future residents with direct access to London’s Tube network.
Designed by architects Sheppard Robson, the wider scheme will also use some of the existing station car parking and surrounding area to deliver a range of improvements for the local community and to enhance the public space outside of Barkingside Underground Station and along Station Approach. As part of this, the station car parking will be reconfigured, new pedestrian crossings and solar lighting will be provided and improved public cycle parking will be delivered through a new purpose-built secure facility. The development will also contribute towards future play space at the Fairlop Waters Country Park, which will benefit the local community.
