Answering your questions about new build homes in Greater Manchester

You’re likely to have spotted one of our developments when searching for a new home in Greater Manchester. With locations across Oldham, Rochdale, Partington and Salford, we are a popular choice for people looking for a high-quality home in Greater Manchester.

For those considering buying one of our new homes, let's deep dive into some of your frequently asked questions.

1. How much deposit do you need for a house?

New build homes can often be cheaper to buy than older properties. This is because of the incentives offered by housebuilders and the rates offered by mortgage providers. Across our developments in the North West, we have a range of schemes to help make your new home more affordable.

You might be able to buy a Countryside home with just a 5% deposit. The Deposit Unlock Scheme, created exclusively for selected new build homes, enables first-time buyers and existing homeowners to borrow a maximum mortgage loan of up to £750,000 with just a 5% deposit.

2. Are new build homes a good investment?

All Countryside Homes are built to high standards, but we provide all buyers with a 10-year warranty for added peace of mind. The first two years in your home are covered by our two-year warranty which is supported by your regional customer service team. All homes also come with the security of a 10-year new-build home warranty from the NHBC (or other recognised warranty provider LABC or Premier).

These warranties should offer you peace of mind that you’re making a long-term investment from which you can reap financial benefits in the future.

New build homes in the North West are also a particularly good investment due to the affordable prices and high growth potential offered by the region.

3. Are new build homes freehold?

All open-market new build homes in the UK are sold as freehold properties. This means homebuyers own the home and the land it stands on outright, with no time limit. It also means they are responsible for maintaining the property and the land it sits on.

In the case of shared ownership homes, these properties are almost always leasehold initially. When you reach 100% ownership, you might be able to acquire the freehold.

4. Do new build homes come with appliances?

Appliances vary across our house types and developments. The majority of homes come with kitchen appliances including ovens, jobs and extractors. However, some homes may come with extra appliances, especially those that are built and ready to move into. It’s always worth speaking to one of our sales consultants to find out about the offers we have available on appliance packages.

5. What is the process of buying a new build home?

Buying a home can seem like a daunting process but we pride ourselves on making it as straightforward as possible for our buyers.

It may surprise you that buying a new build home is often easier than buying an existing one. With no upward chain, support from a dedicated team of sales consultants and a range of schemes such as Smooth Move and Home Exchange on offer, buying one of our homes could be simpler than you think.
