How to Make a New Build Home Feel Cosy

Moving into a brand-new property is incredibly exciting. The pristine, untouched spaces offer a fantastic blank canvas (on top of plenty of other benefits). However, sometimes that very newness means they might be missing the character you desire to make your house a home.

As a five-star housebuilder with over 60 years of experience, we know a thing or two about helping buyers settle in. From design choices to personal touches, here's how to make a new build feel cosy!

Layer textures and textiles

One of the most effective ways to inject warmth into a space is through layering. Start underfoot: a well-placed area rug can define living zones in open-plan layouts and provide much-needed softness on hard floors. Opt for natural materials like wool or jute for an organic feel.

Next, drape throws in varying weights and textures over sofas and armchairs ‒ a chunky knit for colder evenings, a soft linen for warmer days. These offer visual appeal and an irresistible invitation to snuggle up!

Cushions help too. A collection of different sizes, shapes and textures scattered on seating areas adds depth and tactile appeal.

Finally, consider your window treatments. While practical blinds are essential, layering with curtains in heavier fabrics can soften the look while adding extra insulation.

Create warmth through lighting

Some new builds come with more functional lighting fixtures as standard. Tying in with our first tip, create a cosier atmosphere by combining ambient (general room lighting), task (for specific activities) and accent lighting (to highlight features).

You could swap basic overhead lights with more interesting pendants or chandeliers that reflect your style. Table and floor lamps can then create inviting pools of soft light in different smaller areas.

Crucially, opt for bulbs with warmer temperatures – these emit a yellow or amber glow that's much cosier than cool, blue-toned light. Installing dimmer switches then allows you to adjust things to suit the mood, from bright and airy during the day to soft and intimate in the evening.

Finally, consider decorative string lights or the flickering glow of candles for a sprinkle of magic.

Bring nature in

Given the health benefits of spending time in nature, why not bring the outside in?

Houseplants add colour and vibrancy and can even improve air quality. Just make sure to choose low-maintenance options like snake plants, string of pearls and aloe vera if you're new to plant care! If you have pets, you'll also want to make sure you select pet-friendly options too.

There are lots of ways to incorporate natural materials into your décor too. Think wooden accents in furniture and picture frames, stone or ceramic elements such as vases, and textiles made from fibres like linen, cotton, and wool.

Add personal touches

If you really want to know how to make a new build homely, look inwards! Incorporating your interests and memories is a great way to create that familiar feel we all look for. For example:

• Display photographs and artwork that bring you joy and tell your story.

• Showcase travel souvenirs, family heirlooms or vintage finds with sentimental value.

• Arrange your favourite books and collections in visually appealing ways.

These personal touches transform a generic space into a more unique, comforting one, drawing the eye and sparking conversation with guests.

Make it smell inviting

Don't underestimate the power of scent in creating a welcoming atmosphere ‒ it's a common home seller's trick.

Different natural fragrances can evoke a sense of warmth to suit the season. Think scented candles made with natural waxes, essential oil diffusers with calming blends or even a vase of fresh, fragrant flowers. The key is to choose subtle scents that aren't overpowering.

Of course, if you're a foodie, you could also turn to the kitchen. Not many things make a home smell better than fresh bread, cookies or coffee!

Define zones for comfort

Even in open-plan, super-spacious new builds, creating zones can help you get snug. Define different areas using rugs, furniture, dividers, colour and changes in lighting.

You could set up a dedicated reading nook, for example ‒ complete with a comfy armchair, table or floor lamp and a small side table for a hot drink. Meanwhile, arrange seating in living areas to encourage conversation by angling furniture towards each other or around a coffee table.
